What’s TheGenie?

Introduction

Welcome to The Genie partnership program. The Genie is the next generation in artificial intelligence and machine learning which will allow you to open doors to clients like never before!

Using real-time data, you’ll be able to offer your clients value in a way that no other company can – by offering a TRUE business solution. The Genie Business Development System consists of 3 main areas:

  1. Analysis

  2. Client Relationship Builder

  3. Paisley AI REALTOR Colleague and Productivity Booster

Analysis

You’ll be able to breakdown areas like no one else in the business. Give your clients an Area Score which uses patented algorithms to calculate a return on marketing for that area. Most systems look only at turnover rates – what about competition?

The forgotten Metric

Wow your clients by showing them exactly who is marketing in the areas they want to focus in. They may think they know, but you’ll be surprised how often you are able to teach them something they don’t know with our data. When you do that, you become a trusted business partner to them!

Client Relationship Builder

After you’ve done your detective work, you’ll want to INVITE your client to the system. This creates a link between you and your clients that is indispensable. They’ll be able to request new areas, as well as manage the lists that you’ve created for them by refreshing, downloading, or even optimizing their lists with extended data like phone numbers, emails, demographics and financial information.

How To Get Started

Logging in

The first thing you’ll want to do is login to your Genie account.

Visit https://app.thegenie.ai/Account/Login and enter your login credentials.

Touring The System

Main Screen

Here you’ll see the main screen on your Genie system. This is where we start and create reports for our clients. First you’ll want to enter an agent into the agent selector! – Everything you do will be saved under that agent from then on. This ensures no work is lost.

If you want to practice, click on the agent box and type "Myself". MYSELF AS AGENT should appear as a selection in the black drop down.

Select it an the agent box will turn blue. Anything you save will save under your own name for later review. If you're worried about saving something under an agent, this is a great way to practice.

Searching for an Area

The main task our partners do in TheGenie system is saving an area to an agent's account. Everything starts with saving an area. It will feed everything down the line of TheGenie experience for the agent. If you have an area saved, after you invite them to create their own Agent Dashboard login, they can view all of the work you did by easily accessing the areas you save for them. No having to email them lists or anything.

Search for an area 4 ways

There are 4 ways to search for an area:

  1. Zip Code Search - This search will display all existing farms within a particular zip code

    From here you can select specific areas and click the "Analyze Selected Areas" to go to the Breakdown Screen.

  2. Area Name Search - This allows you to input an area name and select from a drop-down to instantly dive into the Breakdown Screen

  3. Agent Search - This will show you all farms the selected agent has done business in over the last 365 days. A great starting point if you don't know where to begin consulting a new prospect.

  4. Address Search - This wills how you all farms that contain a specific address.

Breakdown Screen

The breakdown screen is also known as “The Stock Pick” screen. This is because we break the area down much like a stock. Here you’ll see velocity (AKA turnover rate), market share percentages, days on market, our patented area score, and much more! You’ll also see the competition in the area so your clients will know who they are up against.

You can also filter your statistics by bedroom count. Bedroom count is a great indicator of family size and it is very easy to see trends this way. Does your clients area have a low turnover rate? Maybe the 4 bedrooms are selling like hotcakes! With The Genie, you’ll uncover pockets of opportunity for your clients.

Save and Export Screen

Once you’ve selected an area, you will have the choice of a variety of different list formats to offer to your client. These include:

  1. A cleaned up direct mail list – Trusts, multiple owners, corporate owned are all formatted for labeling automatically. Your client can bring it directly to their printer!

  2. A Facebook Audience Builder – Offer your client the ultimate power for social media marketing


Draw your own areas with our Map Drawing Tool

Never do another radius farm again – they are inefficient and inaccurate. With our map drawing tool, you will be able to search for an address, and draw a hyper-focused boundary around it. Does your client have an open house single family residence they want to market? Draw 1500 homes around their address, take out the condos and townhomes, and GET SPECIFIC!

Once you’ve saved an area for your client, you can invite them easily by clicking the invite button near their name. This will allow you to input their email address and send the invite. The agent will create a username, and a password and login the same way you login.


They do NOT see what you see, however. They have access to all of the work that you’ve done, but they can’t save new areas unless they upgrade to our Ultimate Agent package.

Your client will also be able to order phone numbers, emails, demographics, and financial information here as well! These can be used to either send individual emails out (avoid mass emailing as SPAM filters do not like “cold” lists being marketing to en masse), make phone calls, or better yet to boost your clients Facebook Audience list. Adding phone numbers and emails will INCREASE the amount of accounts that Facebook matches. This means the agent’s ad will be seen by EVEN MORE people!

We have created a 4 step process for opening doors and securing a client in The Genie world

Step 1: Connect

The first step is to reach out to the prospect or client. There are a few ways you can do this

  1. Email

  2. Phone

  3. In Person

Email

There are two main “flavors” of email to set the appointment with TheGenie

  1. To analyze farm areas and provide consultation and audiences (area focused, lead with area saving during the meeting)

    1. Value proposition: TheGenie is the ONLY system that breaks down neighborhoods with a patented algorithm taking into account agent competition

  2. Showcase advanced technology (you may pre-save areas and focus more on the marketing or AI that is available for the agents after their invite)

    1. Value Proposition: TheGenie is the ONLY system that offers automated Listing and Neighborhood marketing packages as well as providing access to the world's only Real Estate powered AI system Paisley.

Option 2 is great for agents that will not meet with you in person. You can lure them into your world by showing them a marketing system they cannot get from your competition. We have recorded informational videos they can watch, which will allow you to follow up with your client afterwards to further the business relationship.

Option 1 is a standard email to get the first Genie appointment to do an analysis. See the scripts in the next section and choose one to send out to your client.

Phone

In the next section, we have a variety of phone scripts and openings for you to use to set the first appointment. One thing you may want to do is check and see what the agent’s ranking is in a particular area you know they want to do business in and let them know. Ask them if they want to increase their market share and that 45 minutes will do it.

In Person

You can always get a meeting setup in person as well. If you want to direct them to our advanced marketing solution package, you can even use our pre-made invitation as a leave behind item. This will link them to our webcast where they can learn more.


Step 2: Analyze

The analysis section has three steps

Search for an area

This is where you will do much of your work. You can search using the options discussed in the overview. (See how to save an area above)

Analyze and filter

Once you find an area to look at, you’ll want to discuss the data with the agent. Let them know about the key data points. These some of the ingredients that go into the soup that makes our patented Farm Score algorithm work.

  • Velocity (Turnover) – We like to see 5% and above, though this is not always possible

  • Days on Market

  • Competition

  • Average Sales Price

Along with that you’ll be able to see how many actives and solds are in play. Furthermore, you can choose to do some filtering if you want for bedrooms, years in home, and owner-occupancy.

You can create MULTIPLE lists per Area. This is an important point.

***** Pay Attention Here – IMPORTANT DEFINITIONS*****

In Genie terminology, AREAS are entire neighborhoods, or whatever boundary is drawn. REPORTS are filtered lists for that area. So you could have a single area that has multiple lists.

EXAMPLE: You could have Beverley Hills as an AREA. But you could save an owner-occupied REPORT, and a non-owner-occupied REPORT. Now you have 2 REPORTS for that one AREA.

Saving and Invite

Once you’ve found an area and filtered it to your client’s specification, you can finally save the REPORT and export their lists. These will be emailed to you automatically within a minute. You are free to give your clients their list to start marketing!

After you have that done, you’ll want to let the agent know you will be inviting them to their very own Genie dashboard by clicking the handshake icon next to their name in the agent selection box.

Step 3: Tour

Your agent will likely want to know what they can do in their dashboard. This is a great time for you to give even more value by showing them around. Check out our Genie Dashboard Article for more information.

Objections

Here are a list of common objections you may hear when talking with agents about The Genie. Often, they will think there is another system that does the exact same thing. It is imperative that they understand this is not the case.

The Genie is the ONLY system that looks at competition, and it’s the ONLY system with its patented area score and content engine.

  • I already get my farm through [any competition]

    • No problem – can you get the parcel and address list for me? We can upload it into The Genie system and see just how good the farm ranks. Have you heard about our patented area score?

  • I don’t farm

    • Great, The Genie works perfectly for marketing your listings and open houses. You do market your listings and open houses right? Let’s build a list around one right now.

  • Oh so this is like remine?

    • No this is nothing like Remine. Remine is a great product for doing what it does – creating a basic target list. The Genie has full analytics and much more behind it, so not only can we create awesome lists, but you’ll know whether or not the list is even worth marketing to!

  • Is this like breakthrough broker?

    • No but I can see how you think so. Breakthrough broker has some cool templates that are much more general than our neighborhood focused designs. But my system can use the data to tell stories that speak directly to homeowners.

  • Is this like smartzip?

    • No, smartzip is another list builder like Remine, but lacks on analytics and content for you to use

  • I have a company that does Facebook marketing for me already

    • Great, what kind of results are you getting?

    • Do they run actual ads or are they only posting on your business page?

    • How much are you paying them to do so?

  • I tried Facebook and it didn’t work for me

    • We feel your pain. Your story is why we’ve teamed up with The Genie. Their system attacks social differently than anything you’ve tried before

  • I already run ads

    • That is awesome – you’re ahead of the curve. When you say ads, do you mean you run targeted ads to a list, or do you mean that you boost posts?

  • Honestly I’m already busy enough

    • Of course – I am only offering this to the top agents in each area so everyone I speak to has plenty on their plate. This system is a huge time saver if you’re doing social.

    • No problem, but you don’t want more listings?

    • Perfect, using a system that allows you to effortlessly create content is a huge time saver!

  • I only market my sphere of influence

    • Have you created a custom audience from your sphere so you can send ads directly to them on Facebook?

  • I’ve never used Facebook before and don’t want to learn. Can you post the ads for me?

    • I totally appreciate where you are coming from. The system I’m talking about will have a full service option at some point, but currently is setup to include manual effort on your part. Can I take your name down and let you know when the full service option is available?

    • No problem – this is definitely a service that is made for agents who can invest a bit of time into running their social media account. It’s also a great way to learn Facebook because we take away a piece of the puzzle that gives headaches to many agents: content creation.

  • I already spend enough with direct mail

    • How much is your spend / how many properties are you hitting?

    • Did you know that you can market to thousands of properties for around $10 a day?

    • No problem – you may want to consider social as an option since it only takes $10 a day to target over 1000 properties. Is that something that sounds like it would be of interest to you?

Appendix A: Questions to ask agents during a meeting

General Questions

4. What don’t you like about social marketing?

5. Did you know we can create Facebook ready lists with The Genie?

6. Do you boost posts, or do you also send targeted ads to your farms?


Appendix B: Answers To Commonly Asked Questions During Meetings

1. How accurate is the data?

a. The Genie uses a proprietary data safety feature which leverages multiple feeds to ensure the most accurate data

2. Why is my deal NOT showing up on this analysis?

a. There could be a few reasons why this is

i. The deal was out of the date range that you have set

ii. The deal was out of the BOUNDARY the data is pulling from

iii. The property could be geocoded wrong from source data

iv. There could be some issue with the MLS

b. TO REPORT ANAMOLIES, PLEASE GET THE ADDRESS, MLS #, AND AGENT NAME, AND SEND TO [email protected]. WE CANNOT DO ANYTHING WITHOUT THIS INFO.

3. I know for a fact there are X amount of properties and The Genie is showing Y amount. Why is there a difference?

a. There are three reasons why this question is asked

i. The city planning department that we source our boundary from did not draw the polygon correctly

ii. Some properties are not geocoded correctly

iii. The agent is mistaken

b. TO REPORT SOMETHING LIKE THIS, PLEASE GET THE FARM NAME, THE FARM TYPE (neighborhood, MyFarm, School Zone, Zip Code, etc) AND NUMBER OF PROPERTIES YOUR CLIENT BELIEVES IT SHOULD BE AND SEND TO [email protected]. WE CANNOT DO ANYTHING WITHOUT THIS INFO.

4. How far back does your data go?

a. It depends on the area. MLS data goes back 5 years in most cases, however some only allow 3 years in their feed. The people at The Genie system also have several years of saved data from their 20+ years in the industry.

5. Do you have renter information?

a. No, currently our absentee records show you the actual owner’s mailing and physical address.

6. Do you have probate / divorce information?

a. The Genie crew is a stickler for accurate data, and finding accurate data on these can be a challenge. They haven’t found a source that is up to par with their standards yet, but are always on the lookout.

7. Area is not showing up when I search for it

a. The most common reason this happens is due to the proper farm type not being activated. For instance, an entire zip code will not show unless you have the “Zip” farm type select on your search


Appendix C: I want to do X

1. I want to see all areas in a zip code

a. Log into The Genie

b. On the main page, make sure ‘Zip Code’ is selected for your filter type

c. Type in the zip code(s) you want to break down

d. Click analyze selected area

2. I want to create a listing farm for a client’s new listing / open house

a. Log into The Genie

b. On the left-hand menu, click “Area Tools”

c. Select ‘Draw An Area’

d. On the map, there is an address search bar. Input the address of the listing

e. Once you are taken to the property, you can draw a boundary to your liking around it

f. Name your new target area

g. Click Save or Save Area And View Detail.

3. I want to find a school zone for my client to farm

a. You can find school zones using any of our search types – zip, area name, agent, or address

b. Make sure the ‘School’ FARM TYPE is selected before doing your search!

4. I want to find the best area in a zip code

a. Determine what you mean by best (highest Farm Score? Turnover? Competition?)

b. Do a zip code search

c. You can sort each of the columns by various data points. The areas come out ranked by farm score, but you may want to reorganize it to show the areas where your agent is ranked highest. Click on the headers for the columns to sort.

5. I want to create a Facebook farm out of an entire zip code

a. Log into The Genie

b. Change the search/filter type to Area Name search

c. Add “zip” to the FARM TYPES

d. Start typing in your zip code and select it from the black drop down menu when it pops up

e. Save the new area and export a Facebook list!

6. I want to see the sales volume for different areas in a zip code

a. This is done in a zip code search. You can sort by sales volume if you’d like as well.

7. I want to help my client market their sphere of influence on Facebook

a. Get their COI list – make sure it has parcels, addresses, and names!

b. Upload it into The Genie using our APN uploader (this creates the new farm)

c. Due to the nature of COI lists, the area my be very spread out. As a result, the analytics may not function properly. This doesn’t matter, however, because we are simply building a list for Facebook use.

d. Make sure to save/export a Facebook list so it shows up on your clients dashboard!

e. Have your client go into their dashboard and optimize the Facebook Audience before downloading

f. Upload the audience into Facebook
