The Agent Dashboard - Full Overview

View Area Details, Access Paisley, Request Owner Information, Download Audiences, Submit Area Requests, Discover Listings and more!

The Agent Dashboard is the core component of the Agent Experience in TheGenie. Through the Dashboard you have full access to a wealth of information provided by your partners.

In this article we will highlight some of the key areas.

When you first sign in, you will be presented with a variety of options.

Before you do anything else in TheGenie, you should setup your profile and marketing settings so everything comes out exactly how you want!

Marketing Settings

Make sure to include an about section and your photos and logos for best results.

Now that you've setup your account, you should save a farm. To do so you'll want to click the "Areas" tab on the left-hand menu and select "Map Explorer".

Map Explorer

Once inside the Map Explorer, you'll have two choices:

  1. Select Area - If you know the name of the area you want to save. You'll have the option to search for a few different boundary types (school districts, cities, neighborhoods, etc) and either optimize the area, or go straight to the details to save an audience

  2. Draw Area - If you need a custom area drawn, or if the area you want doesn't exist in TheGenie already, you can draw out any area you want and get instant statistics, pull audiences, and create content with Paisley.

Let's go over the Select Area section first.

You will be able to select the Area Type you want to show up in a search. This is the boundary category. For example, if you want school districts and zones to show up, make sure to highlight and click the School Area type to activate those boundaries. If you want to search for an area, you can do so by name, Area ID or Address.

Area Selector

  1. Area Name - start typing in the name of the area and if it exists in TheGenie, a drop down will show up and allow you to select.

  2. Area ID - Mostly for internal purposes. Each area has a unique Area ID attached to it and can be searched by entering it here.

  3. Address - By entering an address, you can pull up a list of areas that contain that address. Just select it from the drop down.

We'll select one of the areas from the table above and dive into the Map Section

Map Section

The map section is broken up into 3 main parts

  1. The map area and map tools. This is the part in the center where the outline of the area is shown. There is also an address bar in the upper right where you can enter an address if you wanted to be taken to a specific location on the map. On the right edge of the map, you'll have your drawing tools. If you click on the drawing tools, you're telling the system you want to start fresh so it will erase the current area you have loaded.

  2. The Filter Section. On the top edge of the map you'll see filters you can select. You can filter by bedroom count, property type, or select from more filters. When you first save an area, we suggest leaving this alone as you can filter later within your My Areas section.

  3. Area Options. Here you can either change the area you are viewing, toggle filters, clone to edit in our editor, go to detail and view the statistics, explore within to find areas within areas, or save and optimize by purchasing premium data for the area.

Now that we've seen the map explorer and discussed how to add new areas to your account, let's take a look at some existing areas in the My Areas section.

My Areas

My areas is where you can view the detailed breakdown of your saved areas, as well as access your audiences. First you'll see your areas on our Area Table.

You can click into any area to view the breakdown, or click the actions button to optimize, rename, edit in the map explorer, or delete the area. Let's click one of the areas in the table and go into the Area Details page.

Area Details Page

The Area Details page is where you can find market information, property counts, and audiences for specific areas. There are 4 main sections

  1. Area stats and filters. You can view some market statistics including our patented area score, adjust filters to create a new audience segment, and save a new audience. You can also select which audience you can download in the sections below.

    1. Area Score Algorithm (assumes you have zero exposure to the area)

      1. 1 = Expect a return on marketing > 2 years

      2. 2 = Expect a return on marketing within 2 years

      3. 3 = Expect a return on marketing within 18 months

      4. 4 = Expect a return on marketing within 12 months

      5. 5 = Expect a return on marketing within 6 months

  2. Area Map and Property Count. This shows the map boundary and property counts for each property type

  3. Audiences. This is where you can download your mail audience or your owner audience. An owner audience has both second and first owners on it, so it is typically larger in size. You can download your lists from this section by either clicking the "Download" text under the specific audience type, or by clicking the actions button and selecting download.

  4. Optimized Data. If you have any optimized audiences, they will also show here as separate files.

Now that you've saved and analyzed your area, the next step should be to create some content with our AI colleague Paisley.

Paisley is your ultimate REALTOR colleague and productivity booster. Paisley is trained on TheGenie's top-of-class data and knows about your business and your farms. Check out the prototype now by clicking "Paisley Chat" on the menu.

Property Collections

In the "Property" section of the menu, you can create quick audiences surrounding a property. First select the "Property" section in the left-hand menu of the dashboard. And Click "Property Collections".

To create a new audience surrounding a property, click the blue "Create Property Collection" button. This will bring up the Create Collection pop up.

Here you can select an address and the number of targets surrounding your property. You can also check whether to include the entered address as part of the audience or not. Next you will select the Bounding Type - this will allow you to select what homes our algorithms choose. There are 3 options:

  1. No Boundary Constraint - choosing this will pick the closest properties to your entered address

  2. Target Property Zip Code - This will constrain properties to be within the zip code

  3. Select an Area - For more hyper-focus, you can constrain it to a particular neighborhood or other boundary.

Finally you can segment your targets based on a variety of options.

You now have a saved property collection to download, optimize, or delete!

Engagement Center

If you're running any campaigns through TheGenie system such as Listing Command or Neighborhood Command, you will see lead information here in the Engagement Center. You can click into leads and view more detail such as how the lead was generated, information on their properties and view lead history.

Optimized Audiences

Optimized audiences are regular basic Genie audiences boosted up with more personalized audience information. Things like phone numbers, emails, demographic profiles (Date of birth, occupation, languages spoken, etc), and financial profiles. You can take any saved audience and optimize it. Afterwards, you'll receive a CSV (Owner audience for social) or XLS file (Mail audience for mailers) for download with all of your optimized information on it - using our optimized audiences increase Facebook account match rate by 35% over our basic lists. Match more accounts, or get valuable contact information for follow up.

To optimize, select the "Optimized Audiences" section from the left-hand menu and click "Optimize a New Audience" on the page.

From there, you can select the area and audience you want. Remember, you may have MULTIPLE audiences per area (an simple example would be if you had an owner occupied audience versus a non-owner occupied audience) so select which one you want to optimize before moving forward.

Finally you'll see the quote for the optimized audience. This quote is a guesstimate as to how much the optimization will be. YOU WILL ONLY PAY FOR THE DATA THAT IS MATCHED. Anything leftover will exist as "Credits" in your account to be used for future optimization, or you can request a refund on left-over credits within 24 hours of purchasing the optimized file.
