How accurate is the data?

The Genie uses a proprietary data safety feature which leverages multiple feeds to ensure the most accurate data

Why is my deal NOT showing up on this analysis?

  1. There could be a few reasons why this is:

  2. The deal was out of the date range that you have set

  3. The deal was out of the BOUNDARY the data is pulling from

  4. The property could be geocoded wrong from source data

  5. There could be some issue with the MLS

TO REPORT ANAMOLIES, PLEASE GET THE ADDRESS, MLS #, AND AGENT NAME, AND SEND TO [email protected]. WE CANNOT DO ANYTHING WITHOUT THIS INFO.

I know for a fact there are X amount of properties and The Genie is showing Y amount. Why is there a difference?

There are three main reasons:

  1. The city planning department that we source our boundary from did not draw the polygon correctly

  2. Some properties are not geocoded correctly

  3. The agent is mistaken

TO REPORT SOMETHING LIKE THIS, PLEASE GET THE FARM NAME, THE FARM TYPE (neighborhood, MyFarm, School Zone, Zip Code, etc) AND NUMBER OF PROPERTIES YOUR CLIENT BELIEVES IT SHOULD BE AND SEND TO [email protected]. WE CANNOT DO ANYTHING WITHOUT THIS INFO.

How far back does your data go?

It depends on the area. MLS data goes back 5 years in most cases, however some only allow 3 years in their feed. The people at The Genie system also have several years of saved data from their 20+ years in the industry.

Do you have renter information?

No, currently our absentee records show you the actual owner’s mailing and physical address.

Do you have probate / divorce information?

The Genie crew is a stickler for accurate data, and finding accurate data on these can be a challenge. They haven’t found a source that is up to par with their standards yet, but are always on the lookout.

Area is not showing up when I search for it

The most common reason this happens is due to the proper farm type not being activated. For instance, an entire zip code will not show unless you have the “Zip” farm type select on your search
